Dr. A.J. Chandler Park is torn up on both sides of Arizona Avenue this fall, but downtown's fall calendar hasn't moved. Every major downtown date from mid-October through December is still listed at the park or right next to it. Meanwhile, the City's October schedule has crews on the same blocks building canopies, pouring sidewalk and planting shrubs. Nothing on the City's or Downtown Chandler's event pages mentions a move or a smaller event because of the work. So for the next three months, the events and the construction share the same space.
The Park Never Took a Season Off
The renovation started in early 2026. The City says the park was last renovated in 1986 and now hosts more than 100 events a year. Willmeng, the City's contractor, is working on both sides of Arizona Avenue between Buffalo and Boston streets. That stretch covers most of what people think of as downtown's front lawn.
The events kept going anyway. The 2026 Chandler Jazz Festival ran April 9 through 12, with the City listing Dr. A.J. Chandler Park and downtown sidewalk band stages as venues. That was a few months into construction. Spring proved downtown could hold a four-day festival around an active job site. Fall is lining up the same way.
The City's renovation announcement from Dec. 16, 2025 describes what's coming. The old water features come out. In their place go shade, new landscaping and irrigation, seating, more room for events, new restrooms and a better pedestrian crossing on Arizona Avenue. The finished park gets two pavilions, two restroom buildings, storage rooms, two large shade canopies, event lawns and seasonal plazas. Event organizers today work around a park whose new design is built for the kind of events they're already putting on.
What the Crews Are Working On This Month
The City's downtown improvements page posts updates week by week. Here's the current snapshot. Schedules like these change, so check the page for the latest.
- Both sides of Arizona Avenue: crews are installing a HAWK pedestrian crossing system. East side electrical work was scheduled to start Oct. 1.
- West side canopies: lighting on the west canopy is scheduled to start Oct. 9. Steel for the south canopy goes up first, then metal decking, exterior metals and roofing into early October.
- West side restroom building: louver installation was scheduled to start the week of Sept. 28, with painting scheduled the week of Oct. 5.
- West side plaza and planting: paver installation was scheduled to start the week of Sept. 23. Shrubs, drainage rock and irrigation lines are scheduled to start the week of Oct. 5.
- East side: crews are installing a soil cell system for future landscaping. Concrete sidewalk in the north part of the site is scheduled to start the week of Oct. 5.
The City expects the west side done before the 2026 holiday season and the east side by early spring 2027. These are targets, not guarantees. Still, they put the west side's finish date right before downtown's biggest night of the year.

Third Thursdays turns downtown streets into a walkable gallery of art, crafts, music and exhibits. Its October and November dates fall during the weeks the City has set aside for west side plaza and planting work. The City announced the Halloween Spooktacular on Oct. 5. It's free and includes costume parades, trunk-or-treat and carnival games at Stage Plaza on Commonwealth Avenue.
Early November moves a few blocks north to Chandler Center for the Arts. CCA and C.A.L.L.E. de Arizona present the 27th Mariachi and Folklórico Festival there on Nov. 1, and the City's Entre Dos Mundos Día de Muertos celebration uses the center's terrace the same day. The City Hall Courtyard hosts the free Diwali celebration the next Saturday morning. None of these listings say the venues were picked because of the park work. They're simply the downtown venues that aren't under construction this season.
Dec. 5 Lands Right at the West Side Deadline
The Tumbleweed Tree Lighting is the night the park's timeline will be most visible. The City lists it for Saturday, Dec. 5, from 4:30 to 9 p.m., at 3 S. Arizona Ave. The listing still calls it the annual Tree Lighting and Parade of Lights, with no alternate site. The Parade of Lights follows from 6:45 to 8 p.m., running up Arizona Avenue from Frye Road to Erie Street. That puts it right along the work zone.
The City's own target has the west side finished "prior to the 2026 holiday season." If that holds, the tree lighting would be one of the first big crowds in the finished west half. The east half would still be under construction until spring. The tree lighting page puts vendor booths on the east side of Arizona Avenue, at Arizona Place or Commonwealth Place. Santa's mailbox will be there too, for letters from kids of all ages.
Parking is the one change the City spells out. The P2 street lot is closed for construction. Here are the garages the City lists for the night:
- P1, Overstreet Parking Garage: enter from Chandler Boulevard and California Street to Buffalo Street.
- P3, Oregon Street Parking Garage: access from California Street, Oregon Street or Chicago Street.
- P4, City Hall Parking Garage: enter from Frye Road and Washington Street.
The City also lists surface lots off Dakota, Chicago and Frye, and it encourages carpooling and arriving early. On any regular evening, parking along Arizona Avenue is limited during construction, and a few angled spaces on San Marcos and Arizona Place are closed. The City notes that garages and street parking around downtown are still open.
The Corner at Arizona and Boston Sits Dark Next to It
Construction isn't the only change at the park's edge. Recreo Cantina, Tipsy Egg and The Uncommon shared ownership and management, and all three closed permanently at the end of business on Saturday, Aug. 29, the Daily Independent reported. The Uncommon had the southeast corner of Arizona Avenue and Boston Street, and Tipsy Egg, its breakfast companion, was right next door to the south. Boston Street is one of the two streets that bound the park renovation. So anyone walking to Third Thursdays from the south side this fall passes both the construction and the empty storefronts.
The empty spaces aren't permanent. A manager said new types of concepts are planned for all three in late 2026 or in 2027. No replacement names have been announced. That's about the same window as the park's own finish. If both schedules hold, the corner and the park would get their new versions around the same time.
For now, one of the newest places to eat downtown is a short walk south. Lomas Cocina de Mexico opened in August inside Padeland, a padel and pickleball venue at 1 W. Chandler Blvd. PHOENIX magazine describes a full raw bar, tacos, fresh aguachile and a cocktail list heavy on mezcal and tequila, in a room inspired by 1980s Mexican social clubs. It's the right size for dinner before a Third Thursday walk. On Dec. 5, getting there early probably beats a parking spot on Arizona Avenue.
The calendar is set, and the canopies are going up. By spring 2027, both halves of Dr. A.J. Chandler Park should be done, and the corner at Arizona and Boston should have new tenants. Until then, Third Thursdays, the Spooktacular and the tree lighting all take place in a partly finished park.
If all this construction has you thinking about how a changing downtown fits your plans for living in Chandler, 1912 Realty agents keep up with these blocks week to week, from canopy schedules to which storefronts are coming back. Book an appointment and we'll walk through what's actually changing.
